Complete Process from Transfer Memorandum (TM) to Registry

What is Transfer Memorandum ( TM )?

Transfer Memorandum is a permission granted by the Noida authority to the seller of the property allowing to transfer
his property rights to the buyer.

Qus / - What is the transfer process in Noida Authority?

Transfer Process: To get the transfer Memorandum ( TM ) from Noida Authority , both parties should be present in front of Noida
Authority CEO at the time of depositing transfer application with original required documents mentioned below :
  • No Objection Certificate (NOC) of Property is required from Noida Authority
  • No Objection Certificate (NOC) of Water from Jal Board, Noida.
  • All up-to-date paid Electricity Bill will be required by the seller.
  • Banker's No Objection Certificate (NOC) from seller is required If the property is bank mortgage.
  • No Objection Certificate (NOC) from respective society ( if required)
  • Both parties PANCARD will be required.
  • Address Proof will be required from both parties.
  • Three Photographs from both parties will be required.
  • Photograph & signatures duly attested by Banker on Transfer Memorandum format given by Noida Authority
    will be required from both parties.

  • Note : You can download the TM format for bank process from here.

  • Demand Draft of processing fees for Transfer Memorandum ( TM ) in favor of Noida payable at Noida is to be submit.

  • Note: Processing Fees – Rs 1000 approx , Transfer Application Form – Rs 100 approx.

  • Demand Draft of transferring charges for Transfer Memorandum ( TM ) in favor of Noida payable at Noida will be required.
  • Note : Transfer charges will be applicable as per Noida authority norms for which PropWorld Legal Expert will assist you .
  • All original property related documents will be required like Allotment, Possession, Lease Deed, etc. Important

    Note: After getting the Transfer Memorandum (TM) from Noida Authority, registry should be done within 60 days.

Documentation required for the Registry Process

  • Three Photographs from both parties will be required.
  • Address Proof will be required from both parties.
  • Both parties PANCARD will be required
  • Transfer Memorandum (TM) photocopy will be required.
  • Five percent (5 %) of property value stamp papers will be required which will be calculated by PropWorld Legal Expert.
Note: Two witnesses are required for registration process & three copies of photographs & address proof of each
witness is also required at the time of registration.

After getting Registry from Noida Authority, one copy of registry with Rs 50 stamp paper will be required to submit
in Noida Authority to get mutation letter.

The process is completed after getting the mutation letter from Noida Authority.
